PROJECT AIMED AT $500K-$1M HOME MARKET IN WORKS NORTH OF PURDUE RESEARCH PARK: Mentioned in passing during two hours of debate over an industrial rezoning proposal for the $3.87 billion SK hynix chip packaging plant in West Lafayette, a 750- to 800-lot residential project is being sized up north of the site.
Estridge Homes, a Carmel-based builder, last week filed a series of rezoning applications for a collection of single-family, multi-family, townhome and retail spaces on 344 acres, that would run north of the SK hynix facility and the Purdue Research Park to County Road 500 North, stretching from County Road 50 West to Morehouse Road.

“We have been looking at West Lafayette for a couple of years, seeing all the growth,” Clint Mitchell, CEO of Estridge Homes, said this week. “Great things are happening, obviously, with Purdue and the Purdue Research Park. And, of course, in the past year, the SK hynix announcement. Even before that, it seems like a very underserved housing market.”
Mitchell said prices in Millbrook would start in the $400,000s, with the bulk of the houses in the $500,000 to $1 million range.
“There's obviously some nice neighborhoods and custom builders and local builders serving that, but just not at high volume,” Mitchell said. “What we have heard over and over is, because there's not enough of that supply, those would be buyers are looking out of market. Some of them probably are going out into the county a little bit and building something, occasionally. But they’re actually living and commuting in kind of a reverse commute, coming to West Lafayette to work while living in Westfield or Carmel or Zionsville.”
